HARMON, and their marital community, and/or their Heirs, Successors, and/or Assigns; and PROVIDENCE COMMUNITY HEALTH CARE FOUNDATION, and its founders, members, and/or directors, and all other possible claimants: A lawsuit has been started against you in the above-entitled Court by the Plaintiff, CHRISTINE C. COOK-CUMBERLAND, as administrator and personal representative of the ESTATE OF SHIRELY GENE SAUNDERS-COOK. You are hereby summoned to appear within sixty (60) days after the date of the first publication of this Summons, to wit, within sixty (60 days) after the 20th day of December, 2025, and defend the above-entitled action in the above-entitled Court, and answer the Complaint of the Plaintiff, and serve a copy of your answer upon the undersigned attorneys for the Plaintiff at his office below stated; and in case of your failure to do so, judgment will be rendered against you according to the demand of the complaint, which has been filed with the clerk of said Court. Plaintiff’s claim is as follows: In 1975, Richard E. Cook and Shirley Gene Saunders-Cook purchased the purchaser’s rights in a real estate installment contract for Snohomish County Parcel No. 00493900008901 (formerly 1221 North Lake Stickney Drive Lynnwood, WA now 1307 North Lake Stickney Dr Lynnwood, WA 98087. They purchased these rights from Thomas M. Harmon and Michelle M. Harmon. The Harmons (as buyers/purchasers) entered the real estate installment contract in with Francis Lamonte Specketer and Edythe E. Specketer (as sellers) in June 1971. After all the payments under that contract by the buyers, the sellers were required to record a fulfillment deed, to grant full title to the buyers. The Specketers then assigned their seller’s rights in 1987 to the Providence Community Health Care Foundation. The Plaintiff has proof of payments under the real estate installment contract, and proof of payoff in October of 1988. The Providence Community Health Care Foundation failed to file a fulfillment deed as required in the real estate installment contract. Since that time, the Plaintiff has occupied and owned the property without any challenge from any person or entity. DATED this 20th day of December 2025.
