City of Arlington Notice of Application File Name: Portage Townhomes File Number: PLN#1438 The City of Arlington has issued a Notice of Application This Notice of Application is provided to inform the public that the City has received a complete application submittal for the property identified in this notice. Documents provided with or referenced in this notice are submitted materials and should not be construed as final City-approved plans, reports, studies, or determinations. The issuance of this notice does not indicate that the City has completed its review, determined the adequacy of the submitted materials, or concluded that all environmental impacts have been fully or properly identified. Further review, including any required environmental review under applicable law, will occur as part of the City’s permitting process The applicant is proposing a 12-unit townhome development on an approximately 6.85-acre site. The site consists of one tax parcel and is currently developed with a single-family residence, shed, and outbuildings, which are proposed to be removed. The remaining site includes forested areas, maintained lawn, and overgrown pasture, with topography generally sloping from south to north. Access is proposed from the 80th Avenue NE frontage road, which will be extended and improved to serve the development. The project includes an internal access drive, garage and driveway parking for each unit, and three additional on-site parking spaces, for a total of 27 parking spaces. The site contains critical areas, including Portage Creek, a Type F stream, and three Category III wetlands identified as Wetlands A, B, and C. To accommodate the development and associated infrastructure, the applicant proposes buffer averaging for portions of the Portage Creek and Wetland A buffers. The proposal also includes approximately 99,600 square feet of on-site buffer enhancement in three areas, consisting of invasive species and trash removal and installation of native trees and shrubs to improve buffer function and protection of Portage Creek and the on-site wetlands.
